Smartworld Expands to Noida with Major Mixed-Use Landmark

Smartworld Developers has launched a landmark mixed-use development spanning 6 acres in Sector 98 along the Noida–Greater Noida Expressway, marking the company's significant entry into the Noida market outside its established Gurugram base.

The land acquisition was completed through an auction process, costing Rs 414 crore. The project is registered with UP RERA under number UPRERAPRJ300532/12/2025 (registered 24 December 2025) and carries a total development cost of ₹2,000 crore, with gross sale value projected at over ₹3,000 crore.

Project Composition and Branding

The development represents a collaboration between Smartworld Developers and global fashion legend Elie Saab, introducing India's first Elie Saab-branded residences alongside premium commercial spaces. The mixed-use format combines branded residences, high-street retail, and serviced home suites under one master plan.

The project comprises ultra-luxury 2, 3, and 4 BHK residences and service apartments, with dedicated commercial areas including high-street retail spaces and potential office/retail podiums. As part of the larger mixed-use ecosystem, the retail component—branded Smartworld Le Courtyard—offers premium retail shops catering to daily needs, lifestyle, and food and beverage.

Location and Connectivity

Sector 98 sits mid-way along the Noida–Greater Noida Expressway, which is one of the most mature residential corridors in the NCR outside of South Delhi. The project's address gives residents direct expressway connectivity—Delhi's DND Flyway is roughly 15–18 km (20–25 minutes), and the Okhla Bird Sanctuary Metro Station on the Magenta Line is the nearest rapid transit point.

Sector 98 is one of the major employment hubs of Noida and features Noida Authority Office, Paytm Office, PwC, and Axis India. The sector features an array of IT/ITeS companies and various corporate parks including HCL, Adobe, Samsung, Correnthum, and Logix Cyber Park in close vicinity.

Smartworld Developers' Track Record

Smartworld's Gurugram track record includes 6.5 million sq.ft. delivered and 20 million sq.ft. under construction. Only 203 units are available across the entire project, representing limited inventory. The project is RERA registered and bookings are open as of December 2025.

The development is expected to be delivered by October 2030.
