Smartworld Opens Pre-Launch of Wellness Residences in Sector 67A, Gurugram

Smartworld Developers has opened pre-launch enquiries for its residential project on Golf Course Extension Road in Sector 67A, Gurugram. The project is being marketed as Smartworld Wellness Residences, and early registrations of interest are open for buyers looking at 2 BHK and 3 BHK homes on the corridor.
The developer is positioning the project around wellness-oriented living, with a low-density layout in a stretch of Gurugram that is dominated by high-rise towers. No formal launch date has been announced yet, and the developer has indicated that buyer interest is expected to pick up around Diwali.
Project details and pricing
The project covers about 6 acres. The first phase sits on roughly 3 acres and consists of two G+30 towers, with a third tower planned for later. Each floor has four apartments, which keeps the number of homes per core modest for a high-rise project.
Two configurations are on offer. The 2 BHK apartments measure about 1,350 sq ft and the 3 BHK apartments measure about 1,750 sq ft. The launch price is about Rs 18,000 per sq ft, all-inclusive and excluding GST, with starting prices in the range of about Rs 2.39 crore to Rs 2.5 crore.
Buyers can choose between a 30:30:40 and a 30:40:30 payment plan, and a 20x5 flexi plan has also been cited for the project. Stamp duty and registration are payable on top of the price. In urban Haryana, stamp duty is 7 per cent, and registration charges are capped at Rs 50,000.
Inside the homes, the plans include large bedrooms, efficient kitchens, spacious living and dining areas, generous balconies and sky decks. The living and dining areas are oriented toward the green landscape around the site.
The amenity list includes a clubhouse, gym, swimming pool, spa, wellness centre, yoga and meditation zones, a jogging track, 24x7 security, parking and power backup.
The location
The site is on Golf Course Extension Road, close to M3M Urbana. Residents can reach Sohna Road, NH-48, the Southern Peripheral Road and Cyber City by road. Golf Course Extension Road has seen a number of infrastructure announcements in recent years.
- The Rapid Metro extension from Sector 56 to Vatika Chowk, about seven kilometres with five new stations, has been approved in principle.
- A 13.6 km metro corridor from Golf Course Extension Road to Sector 5 has received approval from the HMRTC.
- A 36 km elevated metro line from Sector 56 to Pachgaon has been proposed, with a double-decker corridor between Ghata Chowk and Vatika Chowk.
- A Rs 755 crore elevated corridor on the Southern Peripheral Road, from Vatika Chowk to NH-48, has moved into the tender stage.
- The Vatika Chowk elevated corridor is nearing completion.
- The approved 64 km Namo Bharat RRTS network will add regional rail connectivity to the wider National Capital Region.
Locality price data from June 2026 puts the average at about Rs 19,300 per sq ft, with a gross rental yield of about 2.36 per cent. Over the past five years, property prices on Golf Course Extension Road have risen sharply, which has drawn sustained attention from buyers and investors.
About the developer
Smartworld Developers is building several large residential projects along Golf Course Extension Road. Its other project on the corridor, Smartworld The Edition in Sector 66, offers 3 and 4 BHK homes ranging from about 3,035 to 3,660 sq ft.
The developer has attracted institutional capital. In September 2026, Kotak Realty Fund announced plans to invest about Rs 800 crore in Smartworld Sky Arc and Trump Residences in Gurugram. In 2022, Smartworld Developers Pvt Ltd raised Rs 250 crore from Motilal Oswal.
