In December 2025, Gurugram-based Smartworld Developers acquired a 6-acre land parcel in Sector 98, Noida through an auction, announcing its entry into the city's market. The acquisition bid was made at ₹414 crore. This was not a tentative foray — the company said that the project will have a total development cost of ₹2,000 crore, with the gross sale value projected at over ₹3,000 crore. For a developer whose entire prior portfolio was concentrated in Gurugram, the site selection carries significance: Sector 98 on the Noida–Greater Noida Expressway was the deliberate pick for a first-city, flagship-grade launch.
Incepted in 2021, Smartworld Developers is backed by reputed organisations and financially robust founders, with a vision of building world-class real estate assets in India, utilising advanced technologies to set new benchmarks in construction, operations, customer service, and delivery schedules. Headquartered in Gurugram, Haryana, Smartworld has its projects strategically located in premium locations of that city. Prior Gurugram projects include Smartworld Orchard, Smartworld Gems, Smartworld The Edition, Smartworld Sky Arc, and Trump Residences Gurgaon. That last project underscores an established appetite for international brand collaborations: Trump Residences Gurgaon marks Smartworld's first international branded collaboration and was completely sold out within hours of its launch.
The company's financial trajectory reinforces the scale of the Noida commitment. Smartworld recorded ₹6,400 crore in sales for FY2024–25, a 60% year-on-year growth, and remains debt-free and financially robust, with healthy cash flows fuelling aggressive expansion. The company has delivered around 6.5 million sq ft to date, and another 20 million sq ft is currently under construction. The Sector 98 land purchase is, by the company's own description, part of a deliberate broadening of its NCR footprint beyond Gurugram.
This iconic collaboration between Smartworld Developers and global fashion legend Elie Saab introduces India's first Elie Saab-branded residences. The development introduces haute-couture living through 1 BHK and 2 BHK suites, along with 3 BHK and 4 BHK branded residences designed in collaboration with Elie Saab.
The development is intentionally low-density, comprising only 203 residences across three towers, with just three apartments per floor, ensuring exclusivity and quiet luxury. Every residence is crafted with high-end finishes, refined detailing, and intelligently planned layouts that emphasise space, privacy, and understated elegance. Smartworld Residences by Elie Saab are positioned in the ₹8 crore+ segment, reflecting their status as branded uber-luxury residences.
The project is RERA-approved (UPRERAPRJ300532/12/2025). Expected possession is planned for October 2030. A 25:25:25:25 payment plan ensures smoother cash flow for luxury buyers.
As a flagship project redefining luxury in 2026, this development on approximately 6 acres features residential towers complemented by high-street retail and commercial zones. Per Ashish Jerath, president for sales and marketing at Smartworld Developers, the programme comprises premium branded residences, high-street retail, and serviced homes. This mixed-use structure means the site functions as an integrated address rather than a standalone residential block.
M3M India and Smartworld Developers are bringing Elie Saab to Indian real estate, developing two ultra-luxury residential projects in Delhi-NCR. One project is in Gurugram with large four-bedroom apartments; the other is in Noida, offering a mix of apartment sizes. The Noida edition therefore sits alongside — not below — the Gurugram counterpart, positioned as an equal flagship within the same brand partnership.
Designer associations in luxury real estate have historically shown stronger long-term value creation, making this a differentiated proposition in Noida's high-end residential market. The presence of both branded residences and serviced suites adds flexibility for end-users as well as investors seeking managed-living options.
Smartworld's site selection was not incidental. Located in Sector 98, Noida, directly on the Noida–Greater Noida Expressway, the project benefits from strong connectivity, limited supply, and the growing demand for branded residences. The Noida–Greater Noida Expressway is a six-lane, 25-kilometre corridor — it connects all the main regions including Delhi, Noida, Greater Noida and Jewar Airport, congestion-free, and is complemented in its vicinity by the DND Flyway, Yamuna Expressway, Eastern Peripheral Expressway, and the FNG Corridor.
Metro access is equally direct. Sector 98 is well-connected with two Delhi Metro stations — Botanical Garden on the Blue Line and Okhla Bird Sanctuary on the Magenta Line. The Botanical Garden Metro Station lies within a five-minute radius, augmenting public transit options. For daily commuters, metro connectivity along the Aqua and Blue Lines improves flexibility for workforce mobility and daily commuting.
Employment demand for the corridor is anchored by established occupiers. Well-organised commercial projects with employment hubs including HCL, Samsung, TCS, Siemens, Barclays Shared Services, Galaxy Business Park, and Stellar IT Park are in the vicinity of Sector 98. Skymark One in Sector 98 hosts Paytm Office, Network-18 Office, and PwC Office, among others. This depth of corporate tenancy sustains residential demand across price bands.
The social infrastructure around Sector 98 is well-developed rather than merely projected. Leading institutions such as Amity University, Shiv Nadar School, and Genesis Global School are located nearby, while medical needs are addressed by hospitals including Jaypee Hospital, Fortis Noida, and Yatharth Super Specialty. For recreation, Skymark One, Sector 104 Market, and Sikka Mall of Noida provide a range of retail and leisure options within the locality. Sector 98 also has two golf courses in the vicinity — Unitech Golf Course and Jaypee Wish Town Golf Course.
The investment calculus for Sector 98 extends beyond its current state. Ashish Jerath, President of Sales and Marketing at Smartworld Developers, has noted that the Noida and Greater Noida housing markets have great potential for growth with the international airport becoming operational. Key initiatives such as the proposed International Film City, planned metro extensions, and the Delhi–Varanasi Bullet Train corridor are set to transform the wider region into a high-growth economic cluster. Land value trends along this corridor have already surged nearly 1.6 times between 2020 and 2025.
Smartworld's foray into Noida is also seen as a strategic response to the growing investment potential in the Noida–Greater Noida corridor, which is expected to benefit significantly from upcoming infrastructure projects including the Jewar Airport and expressway upgrades. Real estate prices in this sector are steadily increasing because of the upcoming Jewar International Airport, Film City, ongoing developments, and excellent connectivity.
