Smartworld sees festive enquiries climbing before its Golf Course Extension Road launch

Festive season expected to lift enquiries for Smartworld

Smartworld Developers expects enquiries for its homes to gain momentum around an upcoming launch on Golf Course Extension Road in Gurugram, timed around Diwali. The outlook came from Ashish Jerath, President of Sales and Marketing at the company, in a Dussehra 2026 feature on the housing market published on 20 October 2026.

The company anticipates a positive festive season, with sales broadly in line with last year's performance. Jerath said Smartworld is seeing steady interest from end-users in homes priced up to Rs 3 crore, alongside demand for properties in the Rs 10 crore-and-above category. Earlier in September, he had said the festive season could strengthen demand in the premium bracket of Rs 1.5 crore to Rs 3 crore and in the luxury segment from Rs 10 crore upward.

What the festive season means for buyers

The same feature gathered views from other industry leaders on what drives buying decisions at this time of year. Pradeep Aggarwal, Founder and Chairman of Signature Global (India) Ltd, said the belief that purchases made during Dussehra bring prosperity continues to shape major financial decisions, including buying a home, and that the festival often gives buyers the final push. Sidharth Chowdhry, Managing Director of Dalcore, said homebuyers are increasingly judging properties on location, design, construction quality and the lifestyle they offer.

The feature also argued that developer credibility, construction quality and timely delivery remain decisive in converting enquiries into sales. For Smartworld, the Diwali launch therefore sits at the intersection of two buyer segments and a market where location and build quality carry significant weight.

  • Homes priced up to Rs 3 crore, where end-user interest is steady
  • Premium homes in the Rs 1.5 crore to Rs 3 crore range
  • Luxury residences at Rs 10 crore and above
  • Launch location: Golf Course Extension Road, Gurugram

The Golf Course Extension Road corridor

Golf Course Extension Road, often called GCER, is a six-lane corridor that connects to NH-48, giving access to the commercial employment centres of Gurugram. Its northern end links toward Golf Course Road and established parts of the city, while its southern side connects toward Sohna Road and the Southern Peripheral Road.

The corridor has become one of the focal points of Gurugram's high-end residential market. Market data indicate the city recorded sales of homes priced at Rs 10 crore and above worth Rs 241.2 billion in 2025, overtaking Mumbai in transaction value for high-end homes. A concentrated luxury housing pipeline worth around Rs 350 billion is also being prepared across the Golf Course Extension Road corridor. In the city, Emaar India has reported a strong response to its own projects, suggesting that demand for premium homes is broad-based.
