Smartworld Developers Partners with Kotak Realty Fund in ₹800 Crore Investment Deal for Luxury Residential Projects

Smartworld and Kotak Realty Fund announce ₹800 crore partnership for Sector 69 luxury developments

Kotak Realty Fund, the real estate arm of Kotak Alternate Asset Managers Limited, is investing ₹800 crore into two ongoing Gurugram-based housing projects of Smartworld Developers. The investment covers Smartworld Sky Arc and Trump Residences in Sector 69, Gurugram, which together have a gross development value exceeding ₹8,200 crore.

Long-term partnership structure

The partnership is envisioned as a long-term institutional relationship, combining Smartworld's development platform and luxury residential pipeline with Kotak Realty Fund's institutional capital and real estate investment expertise. The company did not specify how many phases of funding the partnership will entail.

About the Sector 69 projects

Smartworld Sky Arc has already recorded approximately 94% sell-through across 2.6 million sq. ft. of saleable area. The development comprises three twin-tower buildings, each with 45 floors, topped by a terrace club spanning 2.5 acres.

Trump Residences comprises two towering 51-story structures housing an exclusive collection of 298 residences. The project brings together the local market expertise of Smartworld Developers, the luxury specialization of Tribeca Developers Gurugram, and the unparalleled global prestige of The Trump Organization properties in India.

Developer and fund backgrounds

The partnership is between Kotak Realty Fund and Smartworld Developers, promoted by the Bansal Family and an affiliate of M3M India. Founded in 2021 by Pankaj Bansal, the company has reported cumulative sales of over ₹24,000 crore within five years of operation, placing it among the fastest-growing real estate brands in NCR. The company has historically funded development through internal accruals, with fully paid, unencumbered land and a virtually net debt-free development platform.

Kotak Realty Fund has invested across Indian real estate cycles for more than two decades. Its latest fund closed at nearly USD 1 billion, anchored by a wholly owned subsidiary of the Abu Dhabi Investment Authority (ADIA), alongside the National Pension Service of Korea.

Market context

M3M and Smartworld together rank among India's Top 5 real estate developers, with projects launched representing a GDV of over ₹1.28 trillion, with over 31.8 msf delivered and more than 55.8 msf under construction. According to Pratik Tibrewala, SVP and Group Head of Corporate Finance and Banking at M3M India Group, India's luxury residential market is undergoing a structural transformation, with institutional capital increasingly backing developers that combine product quality, execution and governance.
