Smartworld Developers, headquartered in Gurugram, has placed one of its Noida addresses at Sector 97, on the Noida-Greater Noida Expressway belt. The company was co-founded by Pankaj Bansal and Aishwarya Bansal, and its principal operating entity, Smartworld Developers Private Limited, was established on 20 January 2021 in Gurugram, Haryana.
The Sector 97 development is structured as a mixed residential and commercial address. On the residential side, the project offers 3 BHK and 4 BHK apartments designed with smart-home features and expressway-facing views. Adjacent to it, the developer has built out a commercial component on a similarly sized parcel, combining Grade-A office floors with high-street retail aimed at the corporate and IT-park workforce that commutes along this stretch of the expressway.
Smartworld's move into Noida sits within a broader expansion pattern. Founded in 2021 by Pankaj Bansal, the company has reported cumulative sales of over INR 24,000 crore within five years of operation, placing it among the fastest-growing real estate brands in NCR. That growth has been accompanied by a zero-debt balance sheet and a construction commitment of over INR 5,000 crore, and during this five-year period the company launched 12 projects across Gurugram and Noida, spanning low-rise communities, high-rise developments, luxury residences, branded residential offerings and high-street retail.
The company's early projects, including Smartworld Orchard and Smartworld Gems, were built around low-rise independent floors with amenities and services more commonly associated with larger residential communities, before it expanded into high-rise housing through Smartworld One DXP on Dwarka Expressway and added premium and luxury projects such as Smartworld The Edition and Smartworld Sky Arc in Gurugram. More recently, the group has pushed into branded residences: in 2025 it launched Trump Residences Gurgaon in Sector 69, followed by a partnership with ELIE SAAB for a residential project in Noida in 2026, underlining that Noida — and specifically the Sector 96-97-98 stretch of the expressway — has become a live front for the developer's premium and branded-residence strategy rather than a peripheral market. Vivek Singhal is the current CEO of Smartworld.
Sector 97 sits in the southern belt of Noida, immediately along the Noida-Greater Noida Expressway, with proximity to other developed sectors such as Sector 93, 94, 98, and 100. It is also very close to the Yamuna Expressway, further enhancing connectivity to Agra and other parts of Uttar Pradesh, and the locality has access to several major roads and highways including Dadri Road, the Greater Noida Expressway, the Yamuna Expressway, and the DND Flyway, facilitating easy travel to corporate hubs in Delhi and Greater Noida. The nearest metro station, Noida Sector 137, is a few minutes away, feeding into the Aqua Line network for onward travel across Noida and into Delhi.
For a buyer weighing a Smartworld address here, the pull is less about a single amenity and more about what sits within reach: the upcoming Noida International Airport at Jewar, the Film City in Sector 21, and the International Data Centre hub in Greater Noida add substantial economic and infrastructural weight to the region. Reputed educational institutions such as Amity University, Shiv Nadar School, and Genesis Global School, along with hospitals like Jaypee, Kailash, and Fortis, sit nearby, while luxury malls such as DLF Mall of India, Logix City Center, and the entertainment hubs of Sector 18 Noida are within driving distance. Closer to the sector itself, residents also have access to Gyanshree School, Lotus Valley International School, and Pathways School Noida, and to hospitals including Chandra Hospital, Motherhood Hospital, and PrimaCare Super Speciality Hospital.
Sector 97 is not an isolated bet for the developer. Smartworld has also placed an ultra-luxury residential project in neighbouring Sector 98, Noida, and the group's broader Noida listings show parallel residential and commercial developments in Sector 96 as well. Read together with the Elie Saab-branded Noida launch, this suggests the developer is building a contiguous footprint across the 96-97-98 stretch of the expressway rather than a one-off project, giving a Sector 97 buyer the reassurance of a developer with ongoing, visible commitment to this specific corridor rather than a single transaction.
Independent listing data for the Noida-Greater Noida Expressway belt, of which Sector 97 is part, puts flat prices in the range of Rs 10,250-17,300 per square foot, with an average of around Rs 12,100 per square foot; this corridor's flat rates have moved up 12.0 percent in the last year and 69.2 percent over three years. Market commentary on nearby Sector 97 launches echoes this, noting that the Noida Expressway corridor has consistently outperformed many other NCR regions in terms of property value appreciation, a trend expected to continue with upcoming infrastructure developments like the Jewar Airport and expanded metro connectivity. For a Smartworld buyer, this is the backdrop against which a Sector 97 purchase is being made: a corridor with a multi-year record of price movement, anchored by one upcoming international airport and a widening base of IT and corporate occupiers along the same road.
