Smartworld Developers was incorporated in January 2021 in Gurugram and moved fast. Founded by Pankaj Bansal, the company reported cumulative sales of over ₹24,000 crore within five years of operation, placing it among the fastest-growing real estate brands in the NCR. That trajectory was built almost entirely in Gurugram — along Golf Course Extension Road and Dwarka Expressway — before the company turned its attention eastward. After making a significant mark in the Gurugram real estate market, Smartworld Developers announced its foray into Noida, marking a pivotal milestone in its strategic expansion.
During its first four years, the company launched 12 projects across Gurugram and Noida, spanning low-rise communities, high-rise developments, luxury residences, branded residential offerings, and high-street retail. Its Gurugram portfolio covers formats from the low-rise Smartworld Orchard and Smartworld Gems communities to the high-rise Smartworld One DXP on Dwarka Expressway, and the luxury Smartworld The Edition on Golf Course Extension Road. Trump Residences Gurgaon, the company's first international branded collaboration, was completely sold out within hours of its launch. The move into Noida — and specifically Sector 94 — follows that same upward trajectory in product positioning.
Smartworld Sector 94 Noida is a pre-launch housing project by Smartworld Developers. The project presents upcoming ultra-luxury 3 and 4 BHK high-rise apartments with prime connectivity in Noida. The residential format is consistent with the high-density, amenity-rich high-rise model Smartworld has deployed on projects like Smartworld One DXP — large floor plates, stone cladding exteriors, generous balconies, and a standalone clubhouse serving a defined residential community.
One of the development's centrepiece amenities is a large-format clubhouse incorporating a full gymnasium, indoor games room, wellness areas, and recreational lounges. The project also incorporates eco-conscious infrastructure: rainwater harvesting, solar energy utilisation, waste management systems, and LED and sensor-based energy-efficient lighting.
At the time of this writing, the project is at pre-launch stage. RERA registration for Smartworld Sector 94 is forthcoming; no number has been published. Configurations, unit counts, and pricing will be confirmed at formal launch.
Sector 94 is not an experimental bet for Smartworld. The sector's credentials within Noida's luxury residential hierarchy are well documented. Sector 94 is a luxury locality situated in Noida and its price performance reflects that standing. Over the last three years, Sector 94 Noida recorded 119% price appreciation — the highest of any locality in Noida tracked by 99acres. Apartment prices in Sector 94 appreciated 8.4% in the last single year alone.
That appreciation is not sentiment-driven. It rests on specific infrastructure that Smartworld's own leadership has publicly cited as the rationale for Noida entry. Ashish Jerath, President of Sales and Marketing at Smartworld Developers, has stated that Noida and Greater Noida housing markets have great potential for growth, with the international airport becoming operational. Jewar — formally inaugurated as Noida International Airport in March 2026 — is the structural underpinning of the entire Noida Expressway corridor's demand story.
Sector 94 lies in close proximity to the arterial routes of the Greater Noida Expressway, Yamuna Expressway, DND Flyway, Kalindi Kunj Road, and NH-24, making it one of the most well-connected real estate hubs of Noida. For a Smartworld buyer, this translates into practical reach: Indira Gandhi International Airport is approximately 30–40 minutes away, while the Noida–Greater Noida Expressway provides seamless access to different parts of Noida and beyond.
Metro access matters for residents who commute without a car. Sector 94's nearest metro stations include Okhla Bird Sanctuary on the Magenta Line, Kalindi Kunj, and Botanical Garden. The Magenta Line connects the sector to IGI Airport and Janakpuri West, while the Blue Line is accessible via Botanical Garden Station, approximately 4 km away.

Smartworld acquired a 6-acre land parcel in Sector 98 along the Noida Expressway through an auction process for ₹414 crore, with plans for a mixed-use project comprising premium branded residences, high-street retail, and serviced homes — with an investment of around ₹2,000 crore and estimated revenue exceeding ₹3,000 crore. That Sector 98 project subsequently became the Elie Saab-branded collaboration: an ultra-luxury residential landmark introducing 1 BHK and 2 BHK suites along with 3 BHK and 4 BHK branded residences designed in collaboration with Elie Saab, named Smartworld Luxury Residences by ES.
The two projects operate in different formats and price segments, but together they signal a deliberate Noida strategy rather than a one-off land play. Sector 94 carries the high-rise residential standard product; Sector 98 carries the ultra-luxury branded format. The developer is building a corridor presence on the Noida Expressway in much the same way it built one on Golf Course Extension Road in Gurugram.
Sectors 93, 94, and 150 feature high-end residential projects with 4 BHK apartments, penthouses, and premium villas, and are a preferred choice for HNIs and NRIs. Prices in these premium locations start from ₹2 crore and go beyond ₹5 crore. The current demand cycle has been driven by a structural shift in NCR housing: Delhi-NCR's residential market is increasingly being driven by premiumisation, with demand for higher-value homes remaining resilient, supported by infrastructure upgrades, rising incomes, and a growing preference for larger, better-planned communities.

Unsold inventory in Noida has dropped 72% from Q1 2020 to Q1 2025 — an indicator of how thoroughly the absorption cycle has worked through earlier oversupply. The company's growth has been accompanied by a zero-debt balance sheet and a construction commitment of over ₹5,000 crore, reflecting an approach that balances expansion with financial discipline. Smartworld recorded ₹6,400 crore in sales for FY2024–25, representing 60% year-on-year growth.
