Smartworld Developers is a Gurugram-headquartered developer, co-founded by Pankaj Bansal and Aishwarya Bansal, with its office at the M3M International Financial Centre on Sector 66. Smartworld Developers Pvt. Ltd is based at Tower 2, M3M International Financial Center, Sector 66, Gurugram - 122002, Haryana, India. In roughly five years, the company grew from a 2021 startup to clock over INR 24,000 crore in sales, emerging as one of NCR's fastest-growing real estate brands with zero debt, 12 projects across Gurugram and Noida, and a strong play in premium, luxury and branded residences. Its early projects, including Smartworld Orchard and Smartworld Gems, were built around low-rise independent floors, before the company expanded into high-rise housing through Smartworld One DXP on Dwarka Expressway and added premium and luxury projects such as Smartworld The Edition and Smartworld Sky Arc in Gurugram. More recently, in 2025 the company launched Trump Residences Gurgaon in Sector 69, followed by a partnership with ELIE SAAB for a residential project in Noida in 2026.
Within this portfolio, Sector 113 on Dwarka Expressway holds a specific place: it is where Smartworld first moved from low-rise independent floors into large-format, high-rise development, and it is where the company's biggest single land parcel in Gurugram sits today.
Smartworld One DXP is spread across a single 16-acre parcel on the Dwarka Expressway in Sector 113, developed in two phases. The project area is 16 acres, with a total of 8 towers of 29 floors each, around 976 units and roughly 10 lakh sq. ft. of built space. Phase 1 carries Haryana RERA registration GGM/645/377/2022/120, while Phase 2 is registered under Haryana RERA with registration number GGM/842/574/2024/69. Smartworld Select is the residential offering within this Phase 2 tower cluster, positioned as the newer, high-rise addition to the One DXP masterplan.
Phase 2 is under construction, with possession due in December 2027 for the overall project. The exterior reflects a design from UHA London, while the resort-style landscaping has been designed by Element Design Studio in Singapore. The design approach has resulted in 80% open space, central blue lagoons, and a selection of luxury 3.5 and 4.5 BHK apartments with three-side open layouts, high-end home automation by Schneider, and VRV/VRF air conditioning.
Smart World Select at Smartworld One DXP Phase 2 offers 3 and 4 BHK luxury high-rise apartments, featuring only 3.5 BHK and 4.5 BHK deluxe residential units. Balconies are designed to offer views of the City Skyline as well as a Blue Lagoon in the Central Vista, and children have access to two dedicated amusement areas through Aqua and Terra zones. The clubhouse is a defining feature of the development: it spans over 1,25,000 sq. ft. with social and sports facilities, including international-standard tennis courts and multiple sports arenas. Across the wider One DXP masterplan, residents also get access to the first 24x7 co-working space in Delhi NCR and resort-style features such as sunken pool bars and an amphitheatre, in keeping with Smartworld's broader positioning of its high-rise projects around resort-themed community living.
The location case for Smart World Select rests almost entirely on the Dwarka Expressway. The project offers convenient access through multiple transportation options, including a 5-minute distance to the Diplomatic Enclave, 3-minute access to Asia's largest Convention Centre, a 7-minute commute to IGI Airport, 7 minutes to Delhi's largest transportation hub, and roughly 20-minute proximity to South Delhi. The Dwarka Expressway itself is a substantial piece of infrastructure: officially known as NH-248BB, it stretches 29.10 km from Dwarka in Delhi to Kherki Daula in Gurgaon and is built as a 16-lane highway with multiple underpasses, service roads, and intelligent traffic management systems. For metro access, the nearest station is Dwarka Sector 25 (Yashobhoomi) on the Blue Line of the Delhi Metro, approximately an 8-minute drive or 3 km from the project.
The proximity to the India International Convention and Expo Centre (Yashobhoomi) and the Diplomatic Enclave is a recurring theme in how the sector is being read by the market. As Yashobhoomi becomes fully operational and the Diplomatic Enclave develops, Sector 113 is expected to attract the corporate and diplomatic tenant profile that already drives premium rentals in Aerocity and Golf Course Road.
Sector 113 already has a working base of schools, hospitals and retail. The sector is home to ORCHIDS The International School, while DPSG Palam Vihar and Mount Carmel schools are about 3 km away, with reputed hospitals like Manipal, Columbia Asia and Park serving within 5 km, and retail hubs such as Global Foyer and Conscient One within 5 km. Additional healthcare options in the vicinity include Fortis Hospital and Rion's Hospital. M3M India also has a 250-acre mixed-use township with offices, retail and homes in the sector, while Tata Housing offers ready-to-move-in units, and about 30% of Sector 113 is currently developed, indicating scope for further growth.
Smartworld's development sits alongside other Category-A launches on the same stretch. Nearby projects include Puri Diplomatic Residences and M3M Crown in Sector 111, M3M Capital and M3M Mansion in Sector 113, M3M Elie Saab in Sector 111, and La Vida by Tata Housing in Sector 113. This concentration of comparable, similarly-priced developments has turned the immediate stretch into one of the more closely watched luxury micro-markets on the expressway.
Values along the Dwarka Expressway corridor have moved up steadily as the road itself has become fully functional and metro plans have firmed up. Flat prices along Dwarka Expressway are in the range of Rs 11,000-16,750 per sq. ft., with an average of around Rs 14,000 per sq. ft., while flat rates in the corridor changed by 12% in the last 1 year, 75% in the last 3 years, and 152.3% over the last 5 years. Fresh, under-construction inventory in the corridor commands a premium over resale stock, with the average resale price of properties in the corridor at around ₹18,000 per sq. ft., while fresh inventory in newly launched or under-construction projects ranges between ₹20,000 to ₹25,000 per sq. ft. Within Sector 113 specifically, connectivity is anchored by Palam Vihar railway station, Dwarka Sector 21 metro station and Gurgaon railway station. Analysts tracking the micro-market note that infrastructure completion is the key driver going forward: Sectors 111 and 112 have become the face of Dwarka Expressway, with most luxury residential projects in Gurgaon concentrated in this stretch.
