Smartworld Bangalore: Entry into South India's Tech Hub

Smartworld Bangalore is the first Bengaluru address from Smartworld Developers, a company that built its reputation in Gurugram before setting its sights on India's other major residential markets. The project marks the developer's expansion beyond Delhi-NCR into one of India's largest employment and investment centers.

Developer Track Record

Smartworld Developers was founded in 2021 by Pankaj Bansal and has reported cumulative sales of over INR 24,000 crore within five years of operation, placing it among the fastest-growing real estate brands in NCR. That growth has been paired with a zero-debt balance sheet and a construction commitment of over INR 5,000 crore, an approach that favours financial discipline alongside expansion.

While not a complete ring (unlike Hyderabad ORR), it is the spine of Bengaluru's IT corridor and home to major tech parks including Manyata Tech Park, Cessna Business Park, and Pritech Park.

The road carries 600,000+ vehicles/day — making it one of the most heavily-trafficked urban expressways in India. The ORR's economic significance is enormous: the Whitefield-Sarjapur belt along the ORR accounts for ~70% of Bengaluru's IT export revenue (₹4 lakh crore+ annually), home to 50+ tech parks and the Indian operations of Microsoft, Google, Amazon, Cisco, Intel, and many others.

Timing and Infrastructure Context

The Bengaluru Smart Infrastructure Ltd (B.SMILE) has begun preparatory works to upgrade the 22-km Outer Ring Road (ORR) stretch, between Silk Board Junction and Baiyappanahalli, to international standards. This upgrade work is underway as part of the city's broader infrastructure push.

The Peripheral Ring Road Bangalore, an 8-lane access-controlled expressway, targets completion by late 2027, boosting logistics and real estate along its corridor. Once open, stations at Bellandur, Kadubeesanahalli, Marathahalli, Doddanekundi and ISRO will sit right on this road.

Market Position

Over the past few years, ORR has become a demand driver for residential and commercial properties in Bangalore. There is an ever-increasing demand for residential projects on Outer Ring Road, owing to its proximity to billion-dollar corporations, seamless connectivity, and excellent social infrastructure.
