M3M Group and Smartworld Developers Plan ₹10,000 Crore Investment in FY27 for Construction and Land Acquisition
Capital Deployment and Construction Acceleration
M3M Group will invest around ₹10,000 crore in FY27 on construction and land acquisition as part of its expansion plan, according to an announcement by group promoter Pankaj Bansal. The group — comprising M3M India and Smartworld Developers — will invest ₹7,200 crore in construction activities during FY27, with another ₹2,500 crore this financial year in land acquisition.
At present, more than 30 million square feet (msf) is under construction across various projects, the promoter told reporters, signalling the scale of the group's ongoing delivery pipeline across the Delhi-NCR region.
Founded in 2010, M3M India has quickly risen as one of India's most dynamic and innovative real estate developers, built on the values of ethical governance, transparency, commitment, and passion for excellence. The company has completed 43 projects spanning 20 million square feet, and another 23 projects, covering 40 million square feet, are in full swing, adhering to the company's commitment to timely delivery.
Debt-Free Funding and Land Acquisition Strategy
The company would fund all investments through internal accruals, with the M3M Group having zero debt. This capital-efficient approach underscores the developer's reliance on collection velocity and operational cash flow rather than external leverage, a distinction in an industry historically marked by high leverage.
The company has acquired around 500 acres of land in Gurugram and adjoining areas with an investment of around ₹2,500 crore. Bansal added that the group will participate in the upcoming land auctions in Noida, signalling continued geographic expansion into Uttar Pradesh.
Shift Toward Branded Residences
A key strategic shift underpins this investment cycle: the group's pivot toward ultra-luxury branded partnerships. The group wants branded residences to account for at least 50 per cent of its portfolio, up from the current 30 per cent.
In January this year, M3M Group partnered with global fashion and lifestyle brand Elie Saab to develop two ultra-luxury housing projects in Delhi-NCR with a total investment of ₹3,500 crore. Earlier, in October last year, it partnered with Jacob & Co, a global luxury brand, for a project in Noida.
The M3M Group had already seen 20 per cent participation from non-resident Indians (NRIs) in its branded projects. Bansal said, "We want to bring the high-net-worth luxury market, where individuals were investing in foreign markets for a high quality of life, back to India."
Portfolio Context and Market Presence
Smartworld Developers, the group's recently formed vehicle for next-generation residential and mixed-use developments, has rapidly established its footprint in Gurugram and Noida. Smartworld Developers, founded in 2021, represents the new era of real estate — youthful, technology-driven, and lifestyle-focused.
Current Smartworld projects include luxury residential developments in Sector 61 (Orchard), Sector 66 (The Edition), Sector 69 (Sky Arc and Trump Residences), and Sector 113 (One DXP) across Gurugram, plus the designer-led Elie Saab Residences in Noida's Sector 98. These projects reflect positioning across the premium and ultra-luxury segments.
The group will launch two new residential projects in Gurugram this year, one of which could be a retirement housing project. The announcement also confirms the group's focus on developing branded housing projects and tie up with global hospitality and lifestyle brands.
Immediate Outlook
When asked about plans to launch an initial public offering (IPO) for M3M and Smartworld, Bansal said the company had no such plans in the short to medium term. This signals the group's confidence in organic growth funded through internal accruals, rather than near-term public listing.
