Gurugram-based Smartworld Developers acquired a 6-acre land parcel in Sector 98, Noida through an auction in December 2025, marking its formal entry into the city's market. The move is significant because Smartworld had, in the four years since its incorporation, built its entire track record in Gurugram — and Sector 98 represents its first address east of Delhi. Ashish Jerath, President of Sales and Marketing at Smartworld Developers, described the entry as "a significant milestone" for the company, citing Noida's rapidly evolving infrastructure and its growing importance as a key real estate hub.
Incepted in 2021, Smartworld Developers is backed by financially robust founders and positions itself around advanced construction technology, digital-first operations, and a stated commitment to delivery schedules. The company generated revenue of ₹1,590 crore for the financial year ending March 2025, reflecting the rapid scaling of its Gurugram portfolio. Motilal Oswal Private Equity is among its institutional investors. Before arriving in Noida, Smartworld had delivered or was actively constructing projects across Gurugram sectors 61, 66, 89, and 113 — ranging from independent floors at Smartworld Gems in Sector 89 to the large-scale Smartworld One DXP on Dwarka Expressway in Sector 113.
The Sector 98 development introduces India's first Elie Saab-branded residences, through an exclusive collaboration between Smartworld Developers and the globally recognised Lebanese fashion designer. The partnership translates couture principles into architecture, interiors, and spatial planning, with every residence crafted with high-end finishes, refined detailing, and intelligently planned layouts that emphasise space, privacy, and understated elegance.
The project carries a total development cost of ₹2,000 crore, with gross sale value projected at over ₹3,000 crore. The development is intentionally low-density, comprising only 203 residences across three towers, with just three apartments per floor, ensuring exclusivity and quiet luxury. Spread over 6.8 acres, the towers rise to G+45 floors, offering 3 BHK and 4 BHK apartments along with luxurious duplexes. Smartworld Residences by Elie Saab and the accompanying Smartworld Suites by Elie Saab are positioned in the ₹8 crore and above segment, reflecting their status as branded uber-luxury residences.
