Sector 111 brings together three Smartworld-tracked offerings: SMARTWORLD SECTOR 111, SMARTWORLD SIGNATURE RESIDENCES BY ELIE SAAB, GURUGRAM, and SMARTWORLD TRUMP TOWER SECTOR 111 COMMERCIAL. Together, they place the developer’s presence across residential and commercial property in a locality on the Delhi edge of Gurugram.
The projects represent distinct propositions rather than a single uniform product. The ELIE SAAB residences are a branded residential collaboration with M3M India and the fashion house; the January 2026 announcement described 300 four-bedroom homes in Sector 111’s SCDA enclave, with layouts of 4,200–4,650 sq. ft. The commercial project, by contrast, is positioned for business and retail use. Buyers should assess each project on its own configuration, approvals, pricing and delivery particulars.
Sector 111’s defining locational factor is Dwarka Expressway and its proximity to Delhi. The Haryana section of the expressway was inaugurated in March 2024; NHAI describes the corridor as connecting Dwarka with Gurugram and providing access towards IGI Airport. For Smartworld’s residential offerings, that road connection is the central area-level rationale: it links the locality to Delhi and the wider Gurugram road network. It does not mean every commute will take the same time.
Metro access needs a separate distinction. Dwarka Sector 21 is an existing Delhi Metro interchange, while Gurugram’s approved metro plan includes a spur towards Dwarka Expressway at Sector 101. That planned spur is not a station inside Sector 111, and should not be treated as currently operational service for the sector.
SMARTWORLD SECTOR 111 is the locality-specific residential name in the tracked portfolio. The ELIE SAAB collaboration adds a more explicitly branded residential option: its launch announcement describes four-bedroom residences, waterfront views, wrap-around decks and private Jacuzzis. These are project-announcement details, not attributes to assume across Smartworld’s other Sector 111 homes.
SMARTWORLD TRUMP TOWER SECTOR 111 COMMERCIAL extends the developer’s tracked presence into commercial property. Its relevance is tied to the same expressway-facing location and the residential development around it. Residential buyers considering the area and commercial buyers evaluating business premises have different decision criteria; the commercial name should not be confused with Smartworld’s separately marketed Trump-branded residences elsewhere in Gurugram.
Sector 111 sits in a developing corridor where road connectivity is a major demand driver. The expressway connection supports access between Gurugram, Delhi and the airport, while the locality’s schools, healthcare and retail choices are spread across nearby sectors and the Dwarka side of the border. Buyers should map their regular destinations individually rather than assume all social infrastructure is within the sector.
Published asking-price indicators are not uniform: property portals use different listing pools and reporting periods, so a locality average is not a quote for any Smartworld project. Compare the relevant unit’s current price basis, area definition and included charges with like-for-like options. For the developer’s Sector 111 portfolio, the practical distinction is between residential use, branded-residence positioning and commercial use—set against a location whose strongest established advantage is its expressway connection.
